Hand over the call. Local utilities stay the buyer’s to enroll. The other services are set up with them, not by the closer.
The mortgage is signed and the buyer still has a split list. Utility Connect sets up internet, TV, security, insurance, home warranty, and movers, and deregulated electricity on a call with the buyer. Gas, water, trash, and regulated electric are located and sent to them. They enroll in those. Title and loan teams are well placed to hand over that call, and poorly placed to imply that anyone at the signing opened the local accounts.
Put a half page with the two sentences and the link next to the other "after you leave" items, not inside a document that looks like an authorization. Do not draft a form that appoints your office or ours to open municipal accounts. We will not accept it.
If your checklist says utilities will be connected for them, replace that line. Leave a line that says the call sets up the other services, and a line that says the buyer enrolls in the local utilities from the information they receive. Checklists are where old copy hides.
Clear-to-close is when the address is solid enough for the call. The signing is when you repeat the split. Possession is too late to mention local enrollment for the first time if the city needs a business day. You do not track their water confirmation numbers. You do send the link early enough that a careful buyer can enroll.
If possession slips, one email is enough. They should call any local utility they already enrolled and move those dates. They should call us so the services we set up can be moved with them on the line. Do not call the utility yourself.
Lenders often need a binder before closing. That is set up with the buyer on the call, not produced by the local-utility email, and not something title staff should collect extra identity data to finish. The effective date has to satisfy your condition. The conversation happens between the buyer and the setup call, not between your closer and the city's water desk.
Flat language survives the drive home. "You're all taken care of" becomes a guarantee they will quote on Saturday.
Talk to counsel before you invent a condition. Handing them the call is a different product from requiring a water account before funding. We still will not complete the local enrollment.
They need the call as much as anyone. Nobody else is nagging them about a start date. Use the same two sentences.
Yes. It still has to say the buyer enrolls in the local utilities, and that the other services are set up on the call with them. Start at mortgage and title. Branding does not change the local-utility rule.
The sentences are written out in a closing-table sentence that stays accurate.
